Shovels hit soil today as construction formally commenced on Townsville’s largest masterplanned over-50s lifestyle community, set to deliver 350 new homes and a multi-million-dollar investment in sport and recreation amenities.
Minister for Regional and Rural Development Dale Last joined Lincoln Place Chief Executive Officer Paul Yeo for the milestone sod turn on Svensson Rd at Mount Low.
Mr Yeo said the $200 million Lincoln Lifestyle Northern Beaches community would be delivered in stages over the next five years.
“Civil works have commenced with Townsville civil contractor Mendi Constructions and our first release of 30 homes will be delivered by Christmas 2026 by an expert team of local trades,” Mr Yeo said.
“Future stages will include the delivery of the multi-million-dollar resident’s Clubhouse, which will become the heart of the community.
“This facility will include a resort style outdoor pool and indoor pool, outdoor dining and BBQ areas, sports pavilion, wellness centre and gold class style cinema, as well as a library, dining, kitchen, bar and lounge, gym, bowling green, pickleball courts and walking paths.”
Greenlit by Townsville City Council in March, Mr Yeo said the over-50s lifestyle estate would deliver important new housing supply to the city, with an emphasis on high quality home design and masterplanning.
“Townsville’s over-50s market sits at approximately 38 per cent, which is considerably higher than the national average of 21.5 per cent,” he said.
“Catering to this segment of the population is an important part of the housing supply solution, with sales to formally launch in November.
“Located within the Sanctum masterplan, Lincoln Lifestyle Northern Beaches will become a community within a community, with access to local parklands, Deeragun Village, and surrounding services.
“Home buyers will have a selection of thoughtfully designed two and three-bedroom floor plans and facades across a range of single-storey homes, each featuring quality finishes and air-conditioning as standard for relaxed, year-round living in Townsville’s tropical climate.”
Mr Yeo said Lincoln Lifestyle Northern Beaches was creating opportunities for people over 50 to downsize through the land lease model, a popular housing option in Australia and internationally that allows you to purchase a home, while leasing the land.
“When you buy into a land lease community you own your home outright, but there’s no Stamp Duty, no Exit fees, no body-corporate fees, and no council rates,” he said.
“The only ongoing cost is a weekly site rental fee for the land that also covers the maintenance of the community and the extensive lifestyle amenities.”
