Family-owned land lease developer Living Gems has unveiled plans for a 186-home over50s lifestyle community in Moreton Bay, with preliminary site works already underway ahead of its launch early next year.
The $140 million community will be located at 273-308 Buckley Road in Burpengary East and feature modern low-maintenance homes alongside a $13 million Country Club, with luxury resort-style facilities including a pool, cinema, gym, and pickleball court.
The development received approval from Moreton Bay Regional Council in November 2024.
Civil construction has now commenced, with the first homes anticipated to start going up early next year (2026).
Living Gems CEO Anthony Puljich said Living Gems Moreton Bay will meet continued high demand for ‘right-sized’ homes, while helping free up established homes in the area.
“Moreton Bay is one of the fastest-growing regions in Australia, and that’s only going to gather pace in the years ahead,” he said.
“The idyllic location, by the water and midway between the Sunshine Coast and Brisbane, make it popular with all generations, including right-sizers entering their over-50s and beyond.
“We’re anticipating buyer interest from across South East Queensland and sea changers coming from the southern states, along with those already living in Moreton Bay. As locals downsize, they free up larger family-sized homes for younger generations, which has a positive impact on housing supply in the region.”
Mr Puljich said Living Gems Moreton Bay will offer a relaxed and convenient lifestyle, close to major shopping centres, local attractions, parks and nature reserves.
“We’ve designed Living Gems Moreton Bay with a laid-back feel that takes full advantage of this fantastic part of the world and its sub-tropical climate,” he said.
“Residents will have access to an extensive list of resort-style amenities, where they can swim laps or relax by the pool, meet friends for a game of pickleball, tennis or lawn bowls, or socialise in the bar and lounge, without ever having to leave the community.
“The homes are thoughtfully designed to be high quality and low maintenance, each with two bedrooms plus a multipurpose room and open plan living that’s ideal for the Queensland lifestyle.”
Mr Puljich said Living Gems Moreton Bay will also offer relatively affordable living.
"The popularity of land lease communities is undeniable, with the model among the fastest growing housing types in Australia due to its ease of living and relative affordability,” he said.
“Purchasers own their home and rent the land, through a weekly site fee covering management, maintenance and the extensive onsite amenities. Those who are eligible can access Government rent assistance to contribute to this.
“Unlike traditional retirement villages, there are no entry fees or exit fees, and as purchasers aren’t buying the land, there’s also no stamp duty.
“Most people free up capital when they move from a family home to a land lease community, meaning it’s often a fantastic financial decision, as well as a lifestyle one.”
Living Gems is one of Australia’s longest established land lease developers, founded by Anthony Puljich’s father, Peter Puljich, in 1982. It is also developing the $210 million Living Gems Harris Crossing in Townsville, and $360 million Living Gems Rockhampton.
