About Serenitas
Serenitas has been creating retirement communities since 2017. Today it runs 31 communities across New South Wales, Victoria, Queensland and Western Australia, and more than 7,000 homeowners live in them. Each one is built around independent living in a home of your own. For many people, that is the appeal of this kind of move: a smaller, easier home that is still entirely yours, in a place where you can keep your own routine.
Residents own their home and lease the land. Serenitas looks after the community spaces, which leaves your time free for friends, family and travel. Amenities and activities vary by community, so each one has its own rhythm. It is worth asking about the specific community you are considering rather than assuming they are all alike, and a visit in person is the best way to judge whether the feel of a place matches what you want.
Serenitas is owned by a joint venture of Mirvac, Pacific Equity Partners and Tasman Capital Partners. The current ownership dates from 2024. Tasman, which owned Serenitas before the sale, has kept a stake in the business. Knowing who owns an operator is a fair question to raise with any provider.
Costs & fees
Weekly site rents differ by village. For a current price, call Serenitas directly on 1300 718 843 or enquire through the listing for the community you're interested in. Because rents differ from one village to the next, compare the figures for each community you like on the same basis. When you make contact, it helps to ask what the rent covers, how often it is reviewed and what other charges apply, and to request the details in writing so that you can review them calmly at home or share them with family or an adviser before you commit.
Care & lifestyle services
Serenitas communities are independent living. You stay in your own home, on your own terms, and keep running your days the way you do now. That suits people who want a home of their own and the freedom to organise their time, with neighbours nearby if they would like some company.
Serenitas does not provide serviced apartments, assisted living or on-site care facilities, and meals are not included. Life here is built around staying independent in a home you own. Because there is no on-site care and meals are not included, it is sensible to think about what help you might want now and what you might want later, and how you would arrange it yourself.
Resort-style clubhouses sit at the centre of community life. Facilities may include swimming pools, cinemas, lawn bowls and tennis courts, and the mix varies by community, with some adding pickle ball courts or gyms. Because the facilities differ, make a list of the ones that matter most to you, whether that is somewhere to swim, a court to play on or a place to meet neighbours, and check each community against your list when you visit.
What makes Serenitas different
Serenitas brings 31 communities across four states under one operator, so you can choose the location that suits you. You own your home outright and keep any capital gain when you sell. Homeowners also pay no council fees or other government charges. When you compare homes, it is worth asking each operator what applies when you buy and when you sell, so you can set the figures side by side.
More than 7,000 homeowners already live in a Serenitas community. A figure like this is a useful guide to how many people have chosen this style of living, and it is most helpful alongside what current homeowners tell you when you visit. The business was expanded nationally through 20 bolt-ons and a blend of strategic acquisitions, and Mirvac is among its owners.
