Quick facts

About RetireAustralia

RetireAustralia's villages offer independent living in villas, units and apartments. You will find them across New South Wales, Queensland and South Australia. Some villages also offer serviced apartments. If you are downsizing, it is worth thinking about which type of home suits you now and what you might want from it later, since the options differ in size, support and layout.

In most villages, residents lease their home. RetireAustralia looks after building maintenance, gardens and the upkeep of shared facilities, which leaves your time free for the things you enjoy. When you visit a village, ask what the arrangement covers so that you understand which jobs the operator handles and which remain yours.

RetireAustralia is a signatory to the Retirement Living Code of Conduct, the retirement living industry's own voluntary code setting standards for how operators treat residents. RetireAustralia is owned by Invesco Real Estate, which announced its acquisition in August 2025 from Infratil and the New Zealand Superannuation Fund. Knowing who owns an operator is a useful part of any decision of this size, because it tells you who stands behind the village you are considering.

Costs & fees

For a current price, call RetireAustralia directly on 1300 687 738 or enquire through the listing for the community you're interested in. When you speak to the team, ask what the contract involves, how the ongoing fees are set out, and what you would pay when you eventually leave. Asking for the details in writing makes it easier to compare RetireAustralia with other places you are considering, and to talk the figures through with family or an adviser before you decide.

Care & lifestyle services

Independent living comes first, and support can be added as your needs change, so you can stay independent in your own home for longer. For many people that flexibility is the point: you start with independence and add support only when you need it. Help includes meal preparation, showering, dressing and nursing care, delivered by RetireAustralia's own registered home care provider or by reputable partner providers. If you think you may want help one day, ask how it is arranged and who delivers it, so you know what to expect from the start.

Serviced apartments, with meals, linen, laundry and cleaning, are available at some communities, as are respite care and dedicated care hubs. Because these options are not found everywhere, check the listing for the community you like and ask the team which ones it has.

Common features may include community centres, libraries, swimming pools and bowling greens, with spaces to meet neighbours and stay active. The listing for each community shows what is on offer, and a visit will show you how those spaces are used day to day.

What makes RetireAustralia different

Villages sit in metropolitan, coastal and regional locations, so you can choose the setting that suits you. Whether you want a metropolitan, coastal or regional setting, the range lets you match the location to the way you want to live. In more than 85% of villages, residents lease their home with no body corporate fees, which means one cost you won't have to budget for. For someone planning a move, that is worth weighing carefully, because it changes what you need to set aside at the start and while you live there. A continuum of care model supports you to age in place. That approach means you can think about the support you want now and revisit it later, rather than planning every detail in advance.

More than 5,000 residents call RetireAustralia villages home, so you can ask residents what living in one is really like. RetireAustralia audits its compliance with the Retirement Living Code of Conduct every year, which gives you a concrete point to ask about when you speak to the team.
