Affordable new homes and a state-of-the-art wellness centre are attracting younger retirees to an over 50s community located in one of South Australia’s coastal gems.

Hometown Australia expanding the existing Seachange community located at Goolwa on the Fleurieu Peninsula.

At completion, the expansion will include 181 new two and three-bedroom homes. As part of stage one of the expansion, the first 20 homes are under construction.

The homes are being built at the same time as the new wellness centre, which will feature an indoor heated swimming pool, pickle ball courts, bowling green, outdoor BBQ area and gym.

The brand-new amenity is scheduled to open at the same time as the community welcomes the first of its new residents.

According to Seachange sales manager Kerry Lange, the homes and wellness centre are proving popular among retirees in their 60s.

“We are getting interest from couples and singles who are keen to downsize from their current three or four bedroom home into the more affordable new homes here at Seachange that offer a low maintenance, flexible lifestyle,” said Kerry.

“By releasing home equity, these new residents will be increasing their savings so they can enjoy a better retirement lifestyle, including more travel.

“They are also keen to avoid the need for ongoing home maintenance.

“I am finding plenty of interest from more active retirees, who are keen to take advantage of the great new fitness and recreation facilities in the wellness centre. It’s been a big selling point.”

Seachange’s new homes also keep sustainability in mind. The homes include a rainwater tank, and solar hot water system installed on the roof, and can accommodate further solar panels if the homeowner wishes to install these.

The new two-bedroom plus study Seachange homes are available from $535,000, with three-bedroom homes available from $560,000.

These prices compare very favourably to Adelaide’s May 2025 median house price of $848,940, which represents an 8.3% increase over 12 months.

The Seachange home prices also compare well to the May 2025 median house price of $715,000 for the major peninsula centre of Victor Harbor. Prices in Victor Harbor have risen by 10.9% over the past year.

Importantly, Seachange’s unique land lease home model means buyers do not need to pay stamp duty, council rates or exit fees, and get to keep all capital gains.

“There is strong demand for affordable housing in this part of the world due to the area’s rising prices,” said Kerry.

“We are helping downsizers to retire in this beautiful area, at a price point below the typical suburban home here on the peninsula, or in Adelaide.”

About Goolwa

Steeped in history as a maritime trading post, Goolwa is positioned where the Murray River mouth meets the Southern Ocean.

The township of about 7,300 people has a vibrant wharf precinct and is situated close to sandy beaches, towering sandy dunes and wineries. Like other Fleurieu Peninsula centres, it’s becoming increasingly popular as a retirement destination.

Adventure awaits in nearby Coorong National Park, where you can discover a long, narrow saline lagoon that stretches for more than 100km. Or take the winding road through the nearby Langhorne Creek wine area for some of the world’s finest drops.

The Seachange community is situated just 500m from Goolwa’s main street, with its shops, restaurants, cafes and medical facilities.

It’s also just an hour’s drive from Adelaide.

Seachange’s new homes

Seachange’s new homes include modern and stylish design options which reflect recent feedback received from downsizers.

Stage one homes are available now with stage two homes set to be released in October 2025.

“The new home designs are fantastic for those who are looking for low maintenance living but still offer space to entertain and host guests,” said Kerry.

“Designs include indoor-outdoor living, contemporary kitchens, master suites, a multi-purpose room, double garages, a covered alfresco area and more.”

Kerry said some incoming residents were also looking forward to using the homes’ multi-purpose or third bedroom as a workplace, as they transitioned to full retirement.

Kerry said the design of the wellness centre was also in line with the desire of incoming residents to maintain a social and healthy lifestyle.

“The new indoor swimming pool has been a big drawcard,” said Kerry.

“We are getting more residents who want to stay fit and active in retirement and see the pool as playing a big part with this.”

The wellness centre has been designed to catch incredible sunsets for social sundowner drinks.

Hometown Australia has a strong commitment to the Fleurieu Peninsula.

In addition to Seachange, Hometown also operates the Rosetta community in Victor Harbor and recently acquired a greenfield development site in Encounter Bay. Once built, the Encounter Bay community will be a great asset to the South Australia region.

The Encounter Bay acquisition supports Hometown Australia’s commitment to the Fleurieu Peninsula by developing quality land lease holdings in desirable retiree markets where there is a gap in affordable living options for those over 55.
