Quick facts

About Aspen

Aspen's communities are strongest in South Australia and Western Australia, with more in New South Wales and Victoria. Each one is an over-50s lifestyle village focused on independent living. You live among neighbours who are also over 50, with space to enjoy retirement your own way. For many people considering a downsizing move, that mix of a private home and an age-matched neighbourhood is the main appeal, so it is worth visiting more than one community to see how each feels.

Residents own their home and lease the land. Aspen's onsite team look after the communal facilities, community gardens and streetscapes, so your weekends are yours. Each community has its own amenities and activities, which gives you a different feel from one village to the next. Because you own the home but lease the land, it helps to read the residential site agreement carefully before committing, and to ask the community team to explain anything in it that is unclear.

Aspen Group, a publicly listed company, owns the lifestyle villages. Knowing who owns and runs a village is a useful first step when you compare operators, because it tells you who you are dealing with on contracts, fees and day-to-day questions.

Costs & fees

For a current price, call Aspen directly on 08 9586 8080 or enquire through the listing for the community you're interested in. Prices are best confirmed with the community team rather than assumed, so it is sensible to ask for the figures in writing and to compare them with what you expect to receive from selling your existing home. When you call, ask what the price includes, what ongoing charges apply and what you would pay when you eventually sell, so that you can set one community against another on the same footing.

Care & lifestyle services

Aspen communities are independent living, so you stay in your own home and run your days your way. When your needs change, Aspen assists you to access care services, which may be delivered by third parties such as your general practitioner, a specialist or a carer. In practice that means the care is arranged around you rather than provided by the village itself, and it is worth asking the community team how that assistance works for someone in your situation.

No Aspen community has on-site aged care or serviced apartments. What you get instead is support arranged around your own home, so you can stay independent for longer in the place you already know. If you think you may need more support in future, factor that in now, and ask what help with finding services is available at the community you like best.

Some communities have clubhouses, swimming pools, bowling greens and tennis courts, with cinema rooms and arts and crafts spaces at others. Community lounges and outdoor recreation areas give you plenty of places to catch up with neighbours, and the mix varies by community. Since the facilities differ, check the specific community you are considering against the things you would actually use each week.

What makes Aspen different

Aspen charges no exit fees when you sell your home. You also keep 100% of capital gains on sale, so the growth in your home's value stays with you. For anyone selling a family home to downsize, that matters. Residents do not pay council rates either, which takes a regular bill off your budget. Communities in four states give you a choice of location.

Aspen Group is still growing the network. It made a major acquisition in Western Australia in April 2025 and added a new development site in September 2025. Those announcements show the network is still expanding, though they say nothing about any single village, so judge each community on what you see and are told when you visit.
