Frequently Asked Questions: Tweed Heads South
Tweed Heads South is the practical side of the Tweed. It sits just inland from Tweed Heads along the Tweed River, and it is where many locals do their shopping, banking and doctor's visits.
Tweed City Shopping Centre on Minjungbal Drive is the hub. Supermarkets, specialty shops, medical services and cafes are under one roof, with parking at the door. For downsizers, having all of that a few minutes away can matter more than a beachfront address.
The beach is still close. Tweed Heads, Coolangatta and Kingscliff are a short drive away, and the river gives residents waterfront walks and fishing spots without leaving the suburb. The ground is flat, which makes walking and cycling easy, and there are parks and picnic spots along the river.
Travel is easy. Gold Coast Airport is nearby, and the Pacific Motorway runs north to the Gold Coast and Brisbane and south through the Northern Rivers. Local buses connect to surrounding suburbs.
For health care, there are GPs and specialists in the suburb, Tweed Valley Hospital at Cudgen to the south, and the Gold Coast hospitals across the border.
As with any river suburb, check Tweed Shire Council's flood maps and get an insurance quote before you buy.
Over 50s living has a strong presence here. Lifestyle communities and villages sit in and around the suburb, which gives buyers plenty to compare in one area.
The suburb suits people who want convenience first and the beach second. If you would rather walk to the sand each morning, Tweed Heads or Kingscliff may suit you better.
Land lease communities are one of the most common types of over 50s housing in the Tweed, so it pays to understand the model before you inspect.
The basic idea is simple. You buy the home and lease the land it sits on from the community operator. You pay a site fee, usually each week or fortnight, which covers the land and the upkeep of shared facilities.
Because you are not buying land, homes usually cost less than a comparable house nearby. That can free up some of the money from your family home for travel, savings or helping the kids.
Check the age of the home itself. In older communities, some homes are decades old and may need work, while newer estates offer modern homes at higher prices.
When you leave, many communities charge no exit fee and you keep the proceeds of the sale, including any gain. Some operators do charge a sales or exit fee, so read the site agreement closely.
The facilities depend on the community. Most have a clubhouse and pool. Many add a bowling green, workshop, gym or storage for caravans and boats. Residents often run the social calendar themselves.
Because Tweed Heads South is in New South Wales, these communities are governed by the NSW law for residential land lease communities. It covers site agreements, how site fees can rise and how homes are sold. Communities over the border in Queensland come under different legislation.
Site fees count as rent for Commonwealth Rent Assistance. If you receive an eligible pension or payment, you may qualify, which brings your weekly costs down. Services Australia can confirm.
Before you choose, compare the site fee, including how it rises each year, and any fees on exit. Two communities with similar homes can cost very different amounts over fifteen years. A lawyer who knows land lease agreements is money well spent.
Tweed Heads South is a good base, but the suburbs around it each offer something different, and looking wider gives you more choice.
Banora Point is next door, on the southern side of the Tweed River and Terranora Inlet. It is mostly residential, with established homes, local shops and parks, and it shares easy access to Tweed City and the motorway. People who want quieter streets with the same convenience often end up here.
Tweed Heads is closer to the coast. You get beaches, the river foreshore and the clubs and cafes shared with Coolangatta. Apartments are more common, and many residents walk everywhere.
Kingscliff, further south, has a beachside village feel, with a foreshore path and a strip of cafes. It is also close to Tweed Valley Hospital at Cudgen. Prices in Kingscliff tend to be higher, so check what your budget buys.
Murwillumbah and the hinterland towns offer rural views and a slower pace. Housing there can be more affordable, but you are further from the beach and the airport.
Terranora and Bilambil Heights, on the hills to the west, have rural outlooks and larger blocks, though you will need a car for almost everything.
Cross the border into Coolangatta, Bilinga or Tugun and you are in Queensland, with different contract rules, no daylight saving and Gold Coast council rates. Some people prefer that. Others would rather stay in NSW.
Not every suburb has every type of property. Some have more land lease communities, others more freehold villas or apartments. Deciding first what type of home you want can narrow the map quickly.
A good way to choose is to list the places you go each week, such as the doctor, the shops, family and the golf club, then check how far each suburb is from them.
Downsizing lets you search Tweed Heads South alongside other Richmond-Tweed suburbs, so you can compare retirement properties across the region in one place.
