A wide range of new downsizer-friendly development projects have been listed on our site, allowing Australians aged over 50 to find their perfect new lifestyle-rich, low-maintenance home.
In September, Downsizing.com.au announced it was expanding its focus from traditional seniors housing - such as retirement villages and land lease communities - to also include general apartments, villas and houses suited to downsizing owner occupiers.
Downsizing.com.au now has a range of projects available from developers who are targeting the growing downsizer market. This allows downsizers to find a home close to where they live, or to select a property in a preferred tree-change or sea-change destination.
New South Wales
In Sydney’s south, Plank Developments is the name behind the brand new Amour Apartments in Caringbah (see photo below headline). Superbly finished, Amour boasts an exceptional location offering an easy walk to a range of medical specialists, and just a 3-minute drive to Westfield Miranda.
As of 15 October, some 14 apartments were still available in the project.
One bedroom units start at $585,000, with two bedroom units from $725,000 and three bedroom units from $980,000.
According to a Plank spokesperson, most people who have purchased in the past are local to the area.
“However given the proximity of the Caringbah apartments to Sutherland Hospital, the development also appeals to local and non-local investors and owner occupiers, particularly those who are within an older age bracket,” the spokesperson said. “ The ground floor is dedicated medical so health facilities are also located directly downstairs.”
In the tightly held Sutherland Shire, check out the Quantum Group’s latest apartment development at 134 Linden St, Sutherland.
Just 350 metres from Sutherland station, this boutique low-rise development is flooded with natural light, and features generous private balconies, fully ducted air conditioning, stone benchtops, engineered oak flooring and high-end finishes throughout.
Also new on the site is Parc Apartments at Blakehurst, which includes a range of two and three bedroom apartments, nestled alongside Carss Bush Park and close to the Georges River.
With peaceful views overlooking parkland, apartments in this low-rise complex include high ceilings and generous proportions. Every residence will have high-quality finishes, including herringbone flooring, gourmet kitchens with 50mm stone bench tops and premium appliances.
Sydney’s Inner West
In the bohemian inner west of Sydney, downsizers have an ideal opportunity to buy into Dulwich Hill – a suburb that’s set to blossom thanks to the city’s new light rail system.
Galileo Group, a leading Australian funds management and development group, is offering the new Arlington Grove development. This proejct is superbly positioned with the inner-west light rail right line at the doorstop. The project has a wealth of luxury features including exceptional architectural design and landscaped gardens.
Galileo has also listed the Sydney’s CBD’s King & Phillip project on Downsizing.com.au.
The 92-metre-high building includes 26 floors, of which 23 are dedicated to residences. The project offers sweeping views across Hyde Park, along with doorstop access to all the employment and lifestyle opportunities of the bustling Sydney CBD.
Downsizing is often an opportunity to live the dream of a coastal lifestyle, and The Village at Corrimal is one of the Illawarra’s most exciting developments for sea changers.
Developed by the Village Building Co., apartments in The Village are selling fast. Each home features its own private courtyard or balcony, luxury kitchen, and stylish bathroom with a freestanding bath – a must-have after a late dip in the surf!
As of mid-October, there were 25 apartments from one to three bedrooms in size available for purchase, with prices ranging from $570,000 to $799,000. The project is attracting many buyers from the Wollongong area, along with people from the Sutherland Shire, Sydney's Inner West and a range of other NSW and Victorian areas.
A brand new display apartment is now open for people wanting to inspect the site.
The NSW Hunter region is experiencing rapid growth, backed by easy proximity to Sydney via the M1, some of the state’s best beaches, and a range of shopping experiences from major retail centres to boutique precincts. All this, and there's even a local airport.
The Stevens Group is bringing the One14Tudor project in the trendy inner-Newcastle suburb of Hamilton to Hunter downsizers.
One14Tudor is a chic collection of generously proportioned 1, 2 and 3 bedroom apartments featuring oversized balconies. The homes are filled with abundant natural light, and offer the comfort of ducted air conditioning and the luxury of SMEG appliances.
Brisbane and Gold Coast
In Queensland, Quantum Group’s new Linton Apartment bordering Brisbane’s Kangaroo Point and Woolloongabba, boasts high-end kitchens, a pool and recreation centre, and a staggeringly good location within walking distance of a number of cultural icons including Queensland Performing Arts Centre, the Queensland Art Gallery and Gallery of Modern Art (GOMA).
Meanwhile, the Australian Securities Exchange-listed Velocity Property Group develops boutique communities targeted to downsizing owner-occupiers in desirable locations in South-East Queensland.
The developer currently has town homes and apartments available in Bulimba and Taringa (in Brisbane) and Palm Beach (on the Gold Coast). The ONE Palm Beach project for instance features 17 absolute beachfront apartments.
Perfect for downsizers, Pindan’s Plaza Central Maroochydore project offers a choice of contemporary, low-maintenance one and two bedroom apartments starting from $299,000.
Plaza Central lies within easy reach of world-class beaches, with the iconic Maroochydore Surf Club is just around the corner and Alexandra Headlands and Mooloolaba beaches both a short bike ride or drive away.
Apart from its Queensland and NSW projects, the Quantum Group is also providing downsizers with options in Melbourne.
Alston is a blue chip development of only 26 designer apartments in Malvern East, one of Melbourne’s most coveted neighbourhoods. This pet-friendly development offers ducted heating/cooling, Italian bathroom tiles and secure basement car parking plus additional storage.
Pindan is also offering freehold house and land packages at Ridgewood, 37km north of the Perth CBD. Houses offer an open plan kitchen, living and dining which flows out into the courtyard, master bedroom with built-in-robe and en-suite, second bedroom with built-in-robe and double car garage.
Haven, Ridgewood is a vibrant master planned community, with Mindarie Beach and Quinns Dog Beach just minutes away and Lukin Shopping Centre a less than ten minutes’ walk.
